Vacant Trenton homes get a new lease on life
TRENTON -- While most real- estate investors would steer clear of purchasing boarded-up houses, some firms are taking advantage of the increase in inventory during these hard times.
"We see it as an opportunity," said William Holly, 29, founder of Holly Nance Property. His firm has bought, rehabilitated and sold 53 houses that were abandoned by their owners in the last two years. With foreclosure filings rising in the last three months, according to Realtytrac.com, Holly Nance has had its hands full.

Phyllis Holly-Ward and her husband, Jorey Ward are enjoying the fruits of responsible money management. The Trenton, New Jersey, couple are a modern-day success story: a six-figure savings account; two self-sufficient college graduate sons, William, 29, and Phillip, 28; and, including their sons’ properties, an estimated $1 million worth of real estate. What’s their secret? The Wards manage their household finances like a business.

Jason has completed deals with just about every bank you can name, from Wells Fargo, Bank of America, Countrywide, ASC, Citigroup to small local banks. Phil Holly

Born and raised in Trenton, Phil graduated from Trenton Central High School before going onto attain two degrees; one from Mercer County Community College in Corporate Communications and another from Savannah State University in Business Communication. Phil is now the HNPS Realty Sales Manager with Holly Nance Property Solutions. Phil has been working with the company ever since its inception and has a deep grasp of all company inner workings. Look for Phil to be spearheading the property management sales department to new heights.

Bernard Epps, Jr. joined Holly Nance Property Solutions Realty and Property Management in 2010, where he is the broker of record. He has brought various experiences ranging from tenant relationships to ownership relations stemming from prior work experiences with Verizon Wireless, AOE Rioch, Lucent Technologies and AT&T.
His commitment to networking and building relationships guided him to his passion, property management and commercial real estate. Bernard anticipates owners and tenants business needs, identifies an alternative course of action, and executes in a timely manner, which has enabled him to close large transactions such as American Girl, Purulator and Techno Comp, All Freight Transportation, Mar West Inc and Systems Communication Services.
His efforts, knowledge and ability have been rewarded with running his own fully staffed brokerage. He's currently pursuing a CCIM designation. Bernard looks forward to a very successful career with Holly Nance Property Solutions and in property management and commercial real estate.
Jimmie Mcclain

A seasoned contracting specialist and a Trenton native, Jimmie understands the complexities of every type of renovation job from bathroom remodeling to adding a whole new floor to your house. As the HNPS project manager, he makes sure every job is on schedule and works to minimize costs so we can pass on the savings to our customers. Sharon Brathwaite

Sharon joined Holly Nance Property Solutions in March of this year. She previously worked for a Real Estate Development and Property Management Co. , as the Controller. Because she never stops looking to grow, she took on the role of Real Estate Paralegal for A law firm in Princeton, NJ where her love for the real estate transaction prompted her to get her Real Estate license. Sharon will be working with us as our Administrator as well as one of our Real Estate Sales Peoplen and hopes to enjoy many happy years with our company.
Kevin Swider

An entrepreneur and seasoned property management professional, Kevin Swider joined the HNPS team in the spring of 2010. His enthusiasm and organizational skills have really shined and his ability to be the perfect middle man between tenants and property owners has given both parties a greater sense of ease knowing that Kevin is there to handle any problems. Kevin is also a local resident and received his Bachelors Degree in Communication from Quinnipiac University and has ample experience in both residential and commercial Property Management.
